This study aims to clarify the definition of residential service programme and its domain and object of corporate rental house ‘New-Stay’(Special Act on Private Rental Housing, Article 2). It also attempts to set up the valuation standard and authentication plan for New-Stay to stabilize its management and quality assurance which is financed by government fund with vigorous regulatory exemptions to resolve serious residential instability of the middle class. The research scope is dealt with type classification of residential service programme based on the analysis of on-going projects of LH project competition and proposal competition of private sector. The research method is as following; literature analysis including governmental policy reports, relevant laws and acts; figuring out class with demand, in-depth interview with the person in charge of corporate’s New-Stay project team and relevant businesses; demonstration evaluation of residential service programme authentication plan.
