Summary
This study, as a follow-up on the precedent in 2009; ‘Housing Renewal Method of Preservation for Urban Tissue’, suggests a number of implementation strategies for housing renewal corresponding to existing urban tissue. This study mainly focuses on suggesting public support policies aiming for building up physical basis for housing regeneration, since a physically quality house is an essential factor to ensure safe life in social aspect, to encourage economic activities and to bring current residents to socio-economic regeneration. In general, a deprived residential area shows complicated physical and socio-economic problems. Housing Clearance Method, however, is not able to guarantee physically stable basis for neighbourhood regeneration. In the deprived residential area, forming physically stable basis means that current residents are willing to participate in maintenance activities for their housing area and to make inspiring atmosphere for lot based housing renewal.
To encourage housing renewal corresponding to existing urban tissue, 4 candidates among existing neighbourhood housing areas, as following the precedents in 2009, are selected and analyzed to understand spatial potentiality as well as physical, socio-economic characteristics and to find out crucial problems commonly confronting in most of deprived residential areas. Especially, a survey on current resident's understanding was conducted mainly for analysis of their socio-economic characteristics. The survey shows a wide spectrum of resident’s opinion related with residential area regeneration. It also presents several features generally shown in most of neighbourhood in Korea as follows.
